Welcome to The Jack Condos. A new mixed-use mid-rise commercial/retail condominium development by Aspen Ridge Homes currently under pre-construction at 1331 Yonge Street in Toronto, Ontario with a proposed 11 storeys and 153 residential units boutique condominium designed by Quadrangle Architects Ltd.
The Jack will have a contemporary design suited for the area that will give you "an art gallery experience taken to another dimension" and "sculptural works of art appear on a backdrop of cornice mouldings and plaster details, while light and dark elements enhance the mood – joyous one moment, meditative the next".
The Jack Condo's proposed 11 storey residential building will be approximately 35.6 metres in height located on the site of the former 1050 CHUM radio building. The original development proposal was for a 13 storey building but was revised to now being only 11 storeys tall. This development proposal also includes the demolishing of the existing 2 storey building in order to construct The Jack Condo.
The Jack Condo's 11 storey tower wil house 153 dwelling units and 4 commercial units at grade level along Yonge Street. Total proposed commercial space is about 949 square metres ranging in size from 150 to 305 square metres. Two commercial units will be located on the Lower Ground floor level and the other two commercial units will be located on the Upper Ground floor level that "reponds to a change in grade of Yonge Street".
The Jack Condos in Rosedale will have a total proposed gross floor area is approximately 17,404 square metres for The Jack. 16,455 square metres will be reserved for residential use space. Of the 153 proposed suites, 44 will be for two bedroom units and 109 will be for two bedroom plus den units. Unit size range from 590 square feet to a 3,500 square feet penthouse.
There are four levels of proposed below-grade parking for 242 vehicle parking spaces of which 240 are located underground and 2 are located at ground level. There 2 at grade level parking spaces is only for short term pick up and drop off purposes. The other 240 parking spaces will consist of 188 for residential parking, 9 for visitors and 43 for "surplus spaces". There are also 168 proposed bicycle parking spaces available of which 148 are for the residents of the building and 2 are for commercial occupants. 12 bicycle spaces are for visitors for the residents and 6 spaces are for visitor commercial occupants.
There will be one loading area and garbage storage to be located enclosed on the ground level towards the rear end of the site with access from a driveway off of Jackes Avenue.
The Jack Condos will have a proposed 306 square metres of indoor amenity space on the second level and 309 square metres of outdoor amenity space on the second and rooftop levels.
